In brief - Our working philosophy
The company is proud to be at the forefront of Government policy by undertaking long-term and holistic community regeneration involving education, health, housing, commercial property and in community capacity building and getting people into work.
All Inpartnership projects are delivered in partnership with local authorities, public bodies and other land asset owners, either through Joint Venture, Development Agreement or Partnership mechanisms. The company brings financial investment and regeneration expertise to each partnership and has the flexibility to deliver the most effective regeneration solution for each project.
The company name is at the root of our working philosophy. Never seeking to work alone, we create carefully selected teams to deliver the various aspects of each multi-faceted regeneration project.
Within each partnership, the creation of value is predicated on up front investment in physical and community infrastructure, most importantly, new schools and educational provision, which lies at the heart of successful regeneration. Inpartnership has full access to a major shareholder equity fund which is focused on land management and infrastructure provision. Up front finance is therefore readily available to establish the regeneration delivery process.
Each partnership formed is carried out under partnership legal frameworks and has the local authority as a true legal partner. The company encourages the participation of housing associations, developer partners, 3rd party developers and creative design teams. Inpartnership controls the partnership and manages its affairs to ensure the objectives are met and the programmes have delivery at their core. Inpartnership develops selected projects to kick-start area regeneration and to start the process of driving up values. The value enhancements are thus available for recycling into infrastructure and other local initiatives.
Duncan Sutherland
Inpartnership managing director
explains the principles behind the company vision:
"With more than 20 years of experience in the regeneration sector, we formed Inpartnership to work side by side with local authorities and other public bodies who have obligations and commitments to improve the communities they represent but do not have the liquid resources to deliver new developments on the scale required.
By placing the needs of the resident community first, we set out to use low performing property assets that are in public sector ownership and utilise government funding, together with significant private investment to enable a whole-scale regeneration programme to take place.
We hold the strong opinion that trail-blazing with intensive development briefs that are monopolised by one developer is an inappropriate way of overseeing community-led regeneration and our ‘Inpartnership’ strategy is the most effective way to make a true difference."
