Innovative Approach - Our unique business model

Inpartnership invests in large-scale partnerships, focused on specific areas over long timescales.

OUR UNIQUE CREATIVE INVESTMENT MODEL ENHANCES THE VALUE OF LAND THROUGH REGENERATION.  THIS IS HOW WE DO IT:

  • A partnership is formed between Inpartnership and the asset owning partner.
  • The assets are ring-fenced.
  • Inpartnership agrees an up front investment into partnership infrastructure, i.e. schools, the community and environmental measures.
  • The partnership now has land assets, investment cash and an agreed way forward through master and business planning.
  • If appropriate, we can purchase the land up front, but still on a long-term partnership basis

A business plan is key to the approach and will detail the assets to be assigned to the partnership:  the master plan philosophy; development focus; investment requirements; delivery strategy for the regeneration and the key targets and outcomes.

BEFORE A SCHEME GETS UNDER WAY, THERE ARE MANY ISSUES TO CONSIDER:

  • Community involvement & capacity building as part of the process.
  • Stakeholder engagement.
  • Linking the master planning to the statutory planning legislation.
  • Creation of distinctive, quality places using existing strengths & qualities of the site and neighbourhood.
  • Good urban design principles with accessible public open spaces & streets.
  • Educational improvements and joined up community facilities.
  • Transport connections are integrated.
  • Sustainability targets are set.
